Plans approved for nine homes behind Rose Inn pub after resubmission


Plans were submitted in March to build a two and three-storey building, within which would be nine one and two-bedroom homes.

This was on vacant land to the rear of The Rose Inn pub in Sankey Bridges, off Sankey Way and to the west of Hood Lane South.

The plans by applicant Square One Homes Warrington also sought permission for access, car parking, landscaping and associated works.

However, the council refused planning permission in May due to the scheme not being in-keeping with the area, not being ‘technically feasible’ and not meeting Government rules on space.

Square One Homes resubmitted designs for nine one and two-bedroom homes in a three-storey building on the site in October following amendments – and these have now been approved.

Access to the site will be via the current access off Hood Lane, adjacent to the pub, but improved and with designated pub parking spaces.

The applicant says the original scheme has been ‘reviewed and redesigned’.

Planning documents state: “Prior to submitting a full planning application, it was decided to submit a pre-planning application to the council.

This was to enable discussion to take place and receive initial comments from the planning officer and highway officer.

“Following the comments received within the pre-planning application, we have taken these on board and designed the proposals to take into account concerns that were raised.

“The overall view of the planning department has been positive, and we have addressed the necessary information that has been requested by carrying out reports and surveys.”

In granting permission, the council said: “The principle of residential development at the site is acceptable, and there would be no unacceptable impacts on the defined local character or on residential amenity.

“The scheme would provide an acceptable living standard for future occupants and would provide five accessible dwellings.

“There would be no unacceptable impacts on protected species or the local highway network, and the site would not cause an increase in flood risk from any source.”
