Gold vs real estate: Which asset offers more investment stability


As investors look for stability amid economic uncertainty and shifting interest rates, both gold and real estate emerge as key contenders for capital allocation.

Gold prices have surged nearly 30% year-to-date, supported by continued global demand, geopolitical tensions, and central bank buying. At the same time, real estate has gained renewed interest following the Reserve Bank of India’s (RBI) recent policy measures.

In its latest monetary policy review, the RBI reduced the repo rate by 50 basis points to 5.5% and lowered the Cash Reserve Ratio (CRR) by 100 basis points to 3%. The moves signal the most aggressive easing cycle since the pandemic era, aimed at boosting credit growth and consumption.

Gold: Hedge against volatility

Gold has traditionally served as a hedge against inflation and a safe-haven asset during periods of market uncertainty. In 2025, rising global instability and concerns about currency movements have driven up demand, pushing prices to record highs.

“Gold has surged to record highs, driven by global economic uncertainties and rising demand for safer investment options,” said Atul Monga, CEO and Co-Founder, BASIC Home Loan. “Moreover, accessibility of digital gold and gold ETFs has further democratised this asset class.”

While gold offers liquidity and ease of entry, especially through digital formats, it does not generate regular income. “Gold is a store of value—not a cash flow asset. It’s passive unless sold,” said Adhil Shetty, CEO, BankBazaar.com.

He added that gold prices can be affected by currency fluctuations and global market trends.

Physical gold also carries additional costs such as storage, insurance, and making charges in the case of jewellery.

Real estate: Revival amid lower rates

Real estate, on the other hand, is witnessing traction following the RBI’s rate cuts, which have lowered home loan interest rates and improved affordability.

Developers are reporting a rise in housing demand, particularly in urban markets.

“Real estate offers long-term capital appreciation and rental income benefits,” said Monga. “For those with a stable income and long-term investment outlook, investing in real estate, especially in urban areas, can be beneficial for wealth creation.”

Real estate, however, comes with higher entry costs and lower liquidity compared to gold.

Shetty noted that property investment involves various challenges such as high initial costs, maintenance, legal compliance, and limited flexibility in liquidation.

“Selling property takes time. There’s little flexibility to liquidate partially or quickly,” he said.

Suitability depends on goals

Experts suggest that the choice between gold and real estate depends largely on an investor’s financial objectives, liquidity needs, and investment horizon.

“Investing in gold will be a prudent choice if your priority is wealth diversification and liquidity,” Monga added. “Purchasing a home offers the dual benefit of potential capital appreciation and better lifestyle, particularly in the current environment of stabilising interest rates.”

While gold is more suitable for short-term allocation and diversification, real estate may be better aligned with long-term wealth-building strategies.
