A plot of land near Westbury that has permissions for more than 50 homes has hit the market for £3 million.
The plot of land lies in behind 117 High Street in Dilton Marsh, a village near Westbury, and is being marketed by Wiltshire-based estate agent Strakers.
The roughly 7.6-acre area of land is being marketed as a residential development opportunity, after permissions for 54 homes, 30% of them to be affordable, was granted on appeal in March.
According to the listing: “In an Appeal Decision dated March 12, 2025 (Ref APP/Y3940/W) the Planning Inspectorate allowed outline planning permission for up to 54 dwellings including 30% affordable, and supporting infrastructure with all matters reserved for future consideration except for access.”

The initial application had been submitted in March 2023 and proposed the construction of 62 homes on land to the rear of 117 High Street.
As part of their application, the developers, Grass Roots Planning Ltd, stated: “The development will positively contribute to the growth of the local economy by providing new homes.”
Dilton Parish Council objected to the plans, branding them an “urban intrusion.”
A further 143 letters of objection were received by Wiltshire Council, raising concerns such as a lack of local infrastructure and the potential harm to the area’s character.
The council noted that the site is located outside of the defined limits of development of Dilton Marsh and that the homes would result in a “large dependence on the private car for most journeys.”
Now, however, Wiltshire Council has given the green light for development on the site and with prospective developers invited to hand over the £3 million ahead of transforming the vacant land into a huge housing estate.
The deadline for the sale of the land is midday on Wednesday, June 25.
